Sell Your Kingston House or Rental Building for Cash

Kingston has a long history and an unusual housing market. It was New York’s first state capital in 1777, and British troops burned it that October. Its oldest neighborhoods show that history: stone houses in the Stockade District, the Rondout waterfront that grew up around the canal and river trade, and Midtown’s mix of older single-family and multi-family homes. Older housing like that brings repair bills, and Kingston owners now also have rules no other upstate city had before.

I’m Devon King, and Cash For Houses Hudson Valley buys Kingston homes and rental buildings directly, as-is, for cash.

Kingston’s rent stabilization rules

In 2022, Kingston became the first upstate city to adopt rent stabilization under the state’s Emergency Tenant Protection Act (ETPA). It applies to buildings with six or more units built before 1974. The city’s Rent Guidelines Board ordered a 15% rent reduction for covered units, and in June 2025, New York’s highest court upheld it.

If you own one of those buildings, operating it is different now: registered rents, guideline increases, and less room to cover rising costs. Some owners are fine with that. Others decide it’s time to sell. We’ll look at stabilized buildings, but we’ll be upfront. Stabilized rents affect what any buyer can pay, and we’ll show you how we got our number.

Smaller rentals (under six units) generally aren’t covered by Kingston’s ETPA rules. We buy those too, occupied or vacant.

Older houses, real repairs

Many Kingston homes are a century old or more. In the Stockade and other historic areas, you may need city review before changing the outside of the house, which adds time and cost to repairs. If your house needs a roof, foundation work or a full systems update, and you’d rather not take that on, we’ll buy it as it stands.

Ulster County estates

Kingston is the Ulster County seat, and the Ulster County Surrogate’s Court is here too. If you’re settling a parent’s estate, we can sign a contract while the executor’s paperwork is pending and close once you have authority. You don’t need to clean out the house.

Devon King is a licensed New York real estate agent, but we buy directly as investors, not as your listing agent. No listing agreement and no commission.

Kingston seller questions

Is my building covered by Kingston’s rent stabilization?

Generally, it applies to buildings with six or more units built before 1974, with some exemptions. The City of Kingston and the state’s Homes and Community Renewal (HCR) agency publish the details. Have your attorney confirm whether your building qualifies.

Will you buy a rent-stabilized building with tenants in place?

Yes, we’ll consider it. Tenants keep their rights when ownership changes, and our offer reflects the registered rents.

Do you buy in the Stockade District and Rondout?

Yes. Historic-district rules affect what we can do afterward, not whether we’ll buy. You don’t need any approvals to sell.

Do you buy in the Town of Ulster or other areas near Kingston?

Yes. We’ve also bought homes in Saugerties, West Hurley and Ulster Park.

How fast can a Kingston sale close?

If needed, in as little as 7 days. Estates and occupied buildings usually take longer because of court and tenant timelines.
